Who this is for

  • New builds where you want the interiors decided alongside the drawings, not chosen from a builder's allowance sheet.
  • Kitchens, primary suites and whole main floors.
  • Whole-home renovations, particularly older houses where the architecture deserves to be worked with rather than flattened.
  • Homeowners with a contractor who want someone driving the design side of the schedule — and homeowners without one, who would rather be handed a builder who already knows how we work.

This is not the service if the house is finished and you want it furnished — that is Furnishing and Styling. If you want the build and the furniture handled together and handed over complete, that is Custom Home with Furnishings.

What is included

Design

  • Existing conditions review and measurement, or plan review on a new build
  • Space planning and layout revisions — walls, openings, circulation
  • Interior architecture direction: millwork, cabinetry, ceiling and trim detail
  • Lighting locations and switching
  • A developed concept presented in full, not in fragments

Specification

  • Every finish, fixture and fitting specified in writing
  • Tile, stone, plumbing, hardware, paint and flooring selected as a set
  • Schedules and drawings your contractor can price and build from
  • Samples in your hands before anything is committed

Coordination

  • Site visits at the points in the schedule where design decisions actually land
  • Questions from the field answered in writing, quickly
  • Coordination with your architect, builder and trades
  • Review of shop drawings before millwork is cut

How it runs

01 · Discovery call

Thirty minutes by phone, no charge. The house, the scope, the timeline and the budget.

02 · Onboarding

Measurement, existing conditions or plan review, and working sessions about how the house is used now and how it needs to work afterwards.

03 · Concept

Plans, elevations and materials presented together. One presentation, the whole scope, so you are judging a coherent idea rather than a drip of choices.

04 · Documentation

Drawings and specification schedules issued to your builder for pricing. This is the document that stops decisions being improvised on site.

05 · Construction

We stay through the build — site visits, field questions, shop drawing review and the coordination that keeps the drawing and the building in agreement.

What it costs

Kitchen renovations start at $125,000 and full-home renovations at $350,000, as total project costs — construction, materials and every professional fee included. Our design fee is scope-based and quoted after the Discovery Call. A retainer books your place in the calendar and is credited against the final invoice.

How long it takes

Ten to eighteen months for most whole-house work, less for a single room. Design runs three to five months of that; the rest is permitting, lead times and construction.

Every project starts the same way: thirty minutes on the phone, no charge and no pitch. You tell us about the house and what is not working in it, and we tell you honestly whether we are the right studio for it. Most of our clients come back afterwards — for the next room, or the next house, or the one by the lake. We would rather begin something that lasts than close something that does not.
