This is more service than most projects need. If the house is already built and you want it furnished, that is Furnishing and Styling. If you want the interior architecture handled but intend to furnish it yourself over time, that is Construction and Renovation Design.

Interior architecture

• Plan review with your architect and builder before specifications are locked
• Space planning, circulation and room proportion
• Millwork and cabinetry design, elevation by elevation
• Ceiling, trim and stair detail
• Lighting design and switching, located against how the rooms are used
• Plumbing, tile, stone and hardware selected as a set rather than one at a time

Furnishings

• Every room furnished, including the ones people usually run out of budget for
• Upholstery, case goods, rugs, lighting, window treatments, art and the objects on the shelves
• Antique and vintage sourcing, so the house has some age in it on day one
• Custom pieces drawn and made where nothing off the floor will do

Procurement and logistics

• Every order placed, tracked and chased by us
• Receiving and inspection at our own warehouse before anything reaches your house
• Damage claims, replacements and back-order management handled without you hearing about most of them
• Storage until the site is genuinely ready

Site and installation

• Site visits through construction, at the intervals that matter
• Questions from the field answered in writing, quickly, so nobody guesses
• A single installation, done in one go rather than dribbled out over months
• Styling, final photography and a walkthrough on the day you take it over

Seven stages. You are involved heavily in two of them and lightly in the rest, which is the point.

01 · Discovery call

Thirty minutes by phone. The house, who lives in it, the timeline and the number. If we are not right for it we say so here, not in a proposal three weeks later.

02 · Onboarding

Questionnaires, working sessions and a walk of the site or the plans. We are trying to learn how you use a house — where people come in, where they end up, what Tuesday morning looks like — because that is what the plan gets built around.

03 · Concept

The whole house presented at once, in full, rather than a room at a time. Plans, elevations, materials in hand, furniture in place. You see it as a complete idea and respond to it as one.

04 · Documentation

The concept turned into drawings and schedules your builder can price and build from. Every fixture and finish specified in writing so nothing is decided on site by whoever is standing there.

05 · Ordering and tracking

Procurement opens early, because lead times decide install dates more than construction does. You get a running schedule of what is ordered, what has shipped and what has landed.

06 · Construction

We hold the design side of the build — site visits, contractor coordination, field questions and the small decisions that get made badly when nobody is there to make them well.

07 · Installation

Everything arrives from our warehouse in a planned sequence and goes in over a few days. You stay away, then walk in.

Custom home projects with furnishings start at $1.5 million as a total project cost — construction, materials, furnishings and every professional fee inside that figure. Our design fee is scope-based and quoted after the Discovery Call. A retainer books your place in the calendar and is credited against the final invoice.

Twelve to twenty-four months from first call to installation, depending on the build. Most of that is construction and lead times rather than design. We take a limited number of these each year, and the calendar books ahead.
